Reduce the chances of your property becoming a 'P' Lab

You have a 'duty of care' under your insurance policy to prevent loss or damage to your property. This requires you to take reasonable steps to prevent avoidable losses.

Reasonable steps to prevent losses arising from your property being used as a 'P' lab would include:

  • Carefully vetting your tenants.
    • Ask for references from prospective tenants and make sure you check these.
    • If you belong to a property investors association check their bad tenants register
  • Undertaking regular property inspections - consistently every quarter

TELL-TALE SIGNS OF A 'P' LAB IN YOUR NEIGHBOURHOOD

  • Chemical smells coming from a house or building. The smells can be sweet, bitter, ammonia or solvent smells.
  • Exhaust fans running at odd times.
  • Lots of rubbish around the outside of a house, garage or detached building on a property - especially empty containers or chemical containers.
  • People visiting at unusual times
  • Blacked out windows or curtains drawn all day.
